A small hall bath remodel does not return its cost on resale in most markets. A smart one comes close. Here is what we see appraisers actually reward in Placer County.

1. Tile-to-ceiling shower walls

Even on a budget, taking tile all the way up makes a small bath feel bigger and reads as a quality finish.

2. Frameless or semi-frameless glass

Replace shower curtains and framed enclosures with a single fixed glass panel. Inexpensive (~$900–$1,500) and changes the room.

3. A larger mirror

Most builder-grade bathrooms have a mirror that is too small. A mirror sized to the vanity (or wall-to-wall) doubles perceived space.

4. Quiet, vented exhaust fan

5. Skip the soaking tub

In a small bath, a deeper walk-in shower beats a soaking tub for both daily use and resale, unless the home has zero other tubs.
